Update on the Grief Development of the West Shore of Haliburton Lake

 

Further to the presentation we had last May, there has been little progress in the development, from the outside anyway.  The developer has been busy over the last year roughing in service roads, clearing and preparing a site to excavate and crush gravel to build the roads.  We attended a meeting at Dysart Council Chambers in early May, where discussion about roads and green space blocks and parkland were on the table.

The developer’s agent, Paul Wilson, is recommending to the owners that the road system be designated under “Condominium”, where the owners of the properties would jointly own the roads and the open space between Haliburton and Percy Lakes.  If this is accepted, then the road maintenance after the initial construction (up to Municipal standards and possibly hard surfaced) will be that of the Condominium Corporation.  Further discussion on the Condominium side of things followed, and it was then brought forth that there may be 3 separate Condominium Corporations which would each cover a separate phase of the development.  No final decisions were made at this meeting, as it was just an informal information gathering session for both sides, although I think that the Municipality will tend to lean in the direction of the “Condominium” classification as it will mean that they won’t have this additional roads maintenance (year round) to assume. 

During the meeting, we were consulted about the future ownership of the lands that we know as “Sand Bay”.  In earlier discussions with the developer and the Reeve, we had an understanding that this area would be designated as “park land” with “Water Access Only”.  In this current round of discussions, the subject was again brought up and the HLCA was asked if we wished have the lands turned over to us or have the Municipality assume them into their parkland folds.  We decided that it would be in the best interest of all to have it remain with the Municipality who could then police the complaints and hold it under their insurance.  The same decision was arrived at by the representative from the Percy Lake Association about the sand point at the south east corner of Percy Lake.

At the end of the discussion, Paul Wilson did remind Council that this was only an information gathering session and he was looking for direction from them, as he has still not made a formal application for the development, but he did say that he figured it would be forthcoming in a couple of months.

Haliburton Lake Community News

We now have reached close to normal water levels in the lake due to considerable rain fall in the last 2 weeks plus some water from Percy Lake.  Some docks put in during the spring low water are now finding 10 to 20 feet between land and their walkways.  Please ensure that you docks are well anchored.  Anchors set while the level was 2 ½ feet to 3 feet below norm, have in some instances lifted off the bottom and the docks have floated away from their intended locations.  Not only is this a pain for the owner but it can also become a navigational hazard.  

Navigation markers are in the process of being put in place now that the levels are up. Please be patient.  If a marker is missing or has gone missing, please contact the webmaster and the information will be forwarded to the correct person.
